1. Our Commitment
Rayonner Properties Ltd (“Rayonner”, “we”, “us”) is built on trust and transparency. We understand that circumstances can change after a reservation or payment is made, and we are committed to handling every refund request fairly, promptly and in writing. This policy explains how refund requests are assessed, what deductions may apply, and how refunds are paid.
2. What This Policy Covers
This policy applies to payments made directly to Rayonner Properties for land sales, property purchases, reservations, and installment (payment plan) subscriptions for our own developments and listed properties. Payments governed by a separately signed contract prevail where that contract says otherwise — your allocation, subscription or sale agreement always takes precedence.
3. How Refund Eligibility Is Assessed
We review every refund request on its own merits, case by case. There is no automatic cut-off period; instead we consider the stage your transaction had reached when you wrote to us, including:
- whether a plot or unit has been formally allocated or assigned to you,
- whether title documentation has been executed or transferred in your name,
- whether construction or development work specific to your purchase has commenced, and
- any third-party costs already incurred on your behalf (verification, survey, legal or documentation fees).
Requests made before allocation and before any documentation is executed are typically the most straightforward to approve.
4. Administrative Deduction
Approved refunds are paid less an administrative fee of 20% of the total amount paid, plus any documented third-party costs already incurred on your behalf. The administrative fee covers verification, processing, documentation and the opportunity cost of holding the property off the market for you.
5. Installment (Payment Plan) Purchases
If you cancel an installment-plan purchase midway, the amounts you have paid are refundable less the 20% administrative fee and any documented costs described above. Once a refund is agreed, the plot or unit is released and may be re-listed for sale. Where a significant construction milestone has been reached on a unit built specifically for you, we will agree the refund position with you in writing, taking that work into account.
6. When a Refund May Not Apply
Refunds are generally not available once title documents have been executed and transferred into your name, or where a sale has been fully concluded — at that point the property is yours and may be sold on the open market (our brokerage team can assist). Statutory rights you may have under applicable law are not affected by this policy.
7. How to Request a Refund
To request a refund, write to us at info@rayonnerproperties.com (or deliver a letter to our office) stating:
- your full name and the contact details used for the purchase,
- the property, plot or unit concerned and your payment reference,
- the reason for your request, and
- your bank account details for the refund (account name must match the buyer’s name).
We acknowledge every written request and may ask for supporting documents (payment receipts, allocation letter, valid ID) before a decision is made.
8. Processing Time
Approved refunds are paid by bank transfer to the account you provide within ninety (90) days of written approval. We will keep you updated on progress and confirm once payment has been made.
