Abuja’s prime residential market enters 2026 with strong fundamentals: population growth above 4%, a deepening professional class, and limited new premium stock. Average asking prices in Maitama and Asokoro rose an estimated 12–15% over the past year, while well-managed estates in Guzape and Katampe recorded some of the fastest absorption rates we have tracked.

Three themes define the year ahead. First, quality over quantity — buyers now prioritise power reliability, security infrastructure and documented titles over sheer square footage. Second, rental-yield compression at the very top end is pushing investors toward emerging districts where entry prices remain rational. Third, structured payment plans are unlocking demand from diaspora buyers who want verified, staged delivery.
